What is BREEAM?
BREEAM is the Building Research Establishment Environmental Assessment Method for buildings. It sets the standard for best practice in sustainable design and has become a nationally recognised measure used to describe a building's environmental performance.
As the UK building industry moves towards a zero carbon future, tighter and tighter standards are needed to ensure new buildings are meeting a higher calibre of construction to minimise environmental impact. The Building Research Establishment (BRE) sets the assessment methods and quality standards by which buildings are tested. Although there are subtle differences between the two, these broadly break down to the Code for Sustainable Homes (CFSH) for residential buildings and BREEAM for commercial properties.
Why use BREEAM?
Most public funded buildings and developments benefiting from a non-private funding generally need a BREEAM assessment as a minimum requirement. In terms of other projects, it is now regarded as standard practice and a rating of Very Good or higher is expected on new commercial sales/lets.
All types of buildings can be assessed under BREEAM anywhere in the world. Standard schemes have been developed for the most popular building types e.g. offices, retail developments, education, healthcare buildings etc.
BREEAM Bespoke can be used to assess building types that are 'non-standard', i.e. bespoke projects or buildings limited in the number such as unique mixed use developments. Melin have several lead BREEAM assessors and who are licensed to undertake assessments in all types of schemes.
