The Building

Motel One, a leading UK hotel chain, recently constructed a new 14-storey, 330-bedroom hotel in Manchester city centre. Located just outside the Whitworth Street conservation area, the hotel sits adjacent to Manchester’s Piccadilly Station and wraps around Monroe’s public house.

The Goal

We were appointed by M&E consultant engineers, Vitec Consultants, to assess the initial design proposals for Motel One, Manchester. We were tasked with ensuring that the high-rise building met the required environmental certification levels that had been set out.

The Results

BREEAM ‘Very Good’ certification

‘Excellent’ Ene 01 – Reduction of CO2 Emissions credit

The Project

When hotel chain Motel One were set to build a new high-rise hotel in Manchester City Centre, they needed to ensure that the building was completed in line with the standards set out by the Local Planning Authority. We provided early advice to the multi-disciplined design team, ensuring that the project received its proposed BREEAM ‘Very Good’ certification. Our early involvement in this project was essential in order to achieve the required BREEAM standard in the most efficient and economical manner.

We worked closely with Russells Construction throughout the construction process of the 14-Storey 330-bed hotel. We provided ongoing support to the project team to ensure compliance with the targeted BREEAM credits was monitored throughout the construction process.

As well as the Local Planning Authority requiring the achievement of a BREEAM ‘Very Good’ rating, it was also specified that the minimum standards for ‘Excellent’ be achieved under the Ene 01 – Reduction of CO2 Emissions credit. In order to ensure that the BREEAM standard was met, we provided the accredited energy consultants with regular updates on any amendments to the building that may have affected the SBEM.

Further to project handover, we also provided the formal BREEAM certificate to confirm the BREEAM ‘Very Good’ rating was achieved.
