An as built SAP calculation is the final stage of the building compliance process and is carried out once building work (and an air pressure test) has been completed.

Once your property has been built, Building Control require a final EPC, which is generated from an As built SAP Calculation.  The As built SAP is required because the majority of buildings during the course of construction will deviate slightly (or sometimes be completely redesigned!) from what the initial design stage SAP would have been based on.  Once the property is completed the results of the air test along with the as built build specification are entered back into the original design stage assessment to produce an accurate EPC for the property.
